Project Overview
Situated in Moreton-in-Marsh, an Area of Outstanding Natural Beauty, Ellenbrook is a new development from Spitfire Homes that reflects the beauty and craft typical of the Cotswolds region.
Naturally, the Ellenbrook project required careful material consideration and so Spitfire Homes sought consultation from Brickability, Tamworth who have experience supplying many developments in this region.
Following a series of design and planning discussions, natural building stone and drystone walling from Cotswold Hill Quarry was specified to build and accentuate the new homes’ design. Additionally, Wessex Red bricks from Northcot Brick, who are based locally, were also specified and supplied to the Ellenbrook site.
The result is a development that feels authentically rooted in its surroundings, complementing neighbouring architecture and the historic landscape.
Project Challenge
Central to the material selection for Ellenbrook were the requirements set by the local planning authority. Compared to many areas across the UK, due to its historical and cultural associations, developments in the Cotswolds are held to strict planning and design conditions.
In the Cotswolds, and in other AONB, new developments must conserve and enhance the area’s natural beauty. Sourcing genuine, natural Cotswold stone, known for its warm-toned colour, was therefore essential to ensuring the Ellenbrook homes were sensitive to the landscape in which they sit.
For the bricks as well, locality was vital. Northcot Brick, one of the UKs remaining independent brick manufacturers, is situated in the heart of the Cotswolds. Drawing from their regional expertise the Wessex Red was selected for their ‘reclaimed’ effect which brings instant character to the project, complementing the tumbled stone blocks.

With experience supplying to the Cotswold area, the Brickability team were well equipped to work with Spitfire homes to ensure the right stone for the Ellenbrook project was selected as quickly as possible.
Where planning can sometimes delay a project, Brickability were able to readily suggest suitable stone options based on Spitfire Home’s project specifications, moving them through the planning process that much quicker.
The result is a development that feels like a natural extension of Moreton-in-Marsh. The use of natural Cotswold stone ensures authenticity, satisfies planning requirements, and reinforces the project’s architectural integrity.
