    Project Overview

    The Gables, Liverpool, has transformed a former brownfield site into a characterful development that delivers high-density living without compromising on openness, car parking, privacy or aesthetics.

    Previously a factory site, The Gables now offers 30 new homes comprising a mix of two, three and four-bedroom units, 20% of which are designated as affordable housing. Located in the well-established residential area of Crosby, the development benefits from existing local amenities such as schools and public transport.

    Despite being surrounded by other new-build estates, The Gables stands out with a distinct identity made possible by its clever use of form and traditional materials. Central to this visual uniqueness was the choice in bricks, that were recommended and supplied by LBT Brick and Facades in collaboration with DK Architects and Formby Point Construction.

    With over three decades of expertise, the LBT team played a crucial role in recommending materials that would meet the architects’ design ambitions and project timelines. In total, LBT supplied 200,000 Con Mosso and 6,000 Old Coleford facing bricks, along with 40sqm of ProClad brick slip panels.

    Design Concept

    The distinctive design at The Gables is rooted in its repetitive gable-fronted structures, which not only define the development’s identity but also inspire its name. Most of the detached, semi-detached and terraced homes within the development feature the same monolithic gable facade, creating a modern, clean and cohesive aesthetic. This effect is further enhanced by deep recesses to the front fenestrations and chamfered brick panels, which highlight the clever use of loft spaces to achieve a higher housing density without compromising design integrity.

    Material selection also played a key role in shaping the development’s character. The buff and black brickwork is contemporary and crisp, with the buff-coloured Con Mosso creating a clear distinction between The Gables and the neighbouring red-brick developments. On the recessed single-story elements of the buildings, the Old Coleford adds a complementary dark tone that also pairs well with the darker window frames and metalwork.

    According to the Brick Development Association (BDA): ‘The use of brick has contributed significantly to a characterful and robust environment that will stand the test of time and provide a sense of wellbeing for future residents.’ This endorsement reflects the strong collaboration between all project partners and an acknowledgement of the importance of choosing the right brick, which the team at LBT were proud to recommend and supply.

    Project Completion

    During the design phase, LBT played a key role in assisting with the development of the sloping prefabricated brick panels that feature prominently at the window heads. These panels were an integral part of the design aesthetic envisioned by the architects, adding depth and character to the facades and contributing to the repetitive detailing. Alongside the supply of the panels, the team also delivered the chamfered bricks and brick slips in the Con Mosso brick that created the seamless recessed sloping features.

    Following its completion in 2022, The Gables has been recognised for the innovative way that it has prioritised high-density living without compromising on residents’ wellbeing or functionality. Through its reduction in the amount of building materials required and its optimised use of materials, the project has also been praised for its reduction in embodied carbon.

    These achievements have been awarded both at the BDA Brick Awards and the Housing Design Awards - a testament to the success of the collaborative approach taken by all teams involved.
