Project Overview
Set within tranquil parkland and set beside a private lake, Otium Lake in Pluckley is a collection of 31 bespoke detached homes by Hibau Group. Designed by Guy Hollaway Architects, this luxury development combines traditional Kentish forms with contemporary architecture, using premium materials to create a serene and sustainable retreat.
To help strike the balance between traditional materials and modern building practices, the team at Alfiam worked closely with Hibau to recommend Millboard Cladding, Millboard Decking, soffits, fascia and facing bricks.
Blending Traditional Architecture with Modern Materials
Originally, the specification for the former Pluckley brickworks site called for larch and charred larch timber cladding to reflect Kent’s traditional Oast houses. After reviewing the design, Alfiam proposed an alternative - Millboard composite cladding, which offers the same warm aesthetic with the benefit of exceptional durability, minimal maintenance, and a guarantee-backed lifespan. The finish replicates the beauty of real wood while ensuring long-term resilience against weathering.
Design to Completion
As the village of Pluckley lies within an Area of Outstanding Natural Beauty, strict material conditions applied. Millboard’s high-quality finish satisfied local planning requirements, gaining approval as a suitable alternative to natural timber.
The cladding was installed in Golden Oak, echoing the tones of larch, and Burnt Cedar, referencing charred timber. Alfiam coordinated a full take-off service with Millboard to supply fittings, corners, and vents, ensuring a seamless and cost-efficient installation. Even the soffits and fascia were provided in bespoke shades of dark grey and pale gold to complement the cladding palette.
Two facing bricks – the Ardleigh Yellow and Medway Orange, both from Forterra - were chosen to pair harmoniously with the golden tones of the cladding, creating a warm, understated aesthetic that reflects Kent’s architectural character.
As a final flourish, Alfiam also supplied Millboard Decking for the gardens - a luxurious finishing touch that truly elevates these bespoke homes.
Further Development
As the final phase of Otium Lake nears completion, Millboard will also feature in the design of the lakeside terraces and private jetties, extending seamlessly from the homes into the water. These additions will provide residents with beautiful outdoor spaces that enhance both lifestyle and landscape and provide the perfect complement to this refined, contemporary community.
